Materials

Here are the standard specifications for our garden rooms.

Floor and foundations

We use ground screw technology for our foundations, creating airflow between ground level and the the studio. The base is constructed using 150mm x 50mm pressure-treated timber joists which are bolted to the foundations.

Walls

The walls are built using structural grade 90mm x 38mm CLS timber, which are lined externally with 11mm OSB sheets to add strength and rigidity, covered with a breathable vapour barrier. Timber battens are installed, which the thermowood cladding and trims are fixed to.

Roof/roof covering

The roof is constructed from structural wood joists and 11mm OSB sheets. This is covered with highly durable EPDM rubber roofing and finished with black fascia boards and breathable soffits.

Insulation

We use 90mm of PIR foil-backed solid insulation panels in between the wall and floor joists, and in between the studs of the walls.

Exterior finish

All of our garden room ranges are clad in heat-treated thermowood, finished with black guttering and down pipe.

Electrics

Each garden room is supplied and fitted with a comprehensive electrics package comprising of: a consumer unit, 3 double sockets, 4 LED downlighters, 2kw convection heater and ethernet internet connection where feasible. All sockets and switches are white plastic.

Doors/windows

We use high quality UPV-c frame French doors and windows, which are anthracite grey on the outside with a white interior finish. They have toughened double-glazing and high security 5 point locks.

Interior finish

All of our garden rooms are skim-plastered and decorated with white emulsion as standard. Premier laminate flooring is laid on top of an 18mm sub floor, and white MDF skirting board is completes the room.
