Regulations around planning can be confusing, but the majority of our garden rooms comply with national permitted development law, as long as they follow these basic guidelines: 

  • 2.5m maximum external height 
  • 15m² – 30m² internal floor space to be built at least 1m from any boundary 
  • 30m² maximum internal floor space 

There are some instances where planning will be necessary as permitted development allowances do not apply, eg. if the studio

  • is to be built in the garden of a ground floor flat, a listed property, in a conservation area or national park; 
  • could be considered separate, self-contained, living accommodation;
  • takes up more than 50% of your land;
  • is built to the front of your property.
